(hereinafter referred to as the „intermediary“)
The agent, via the portal najspanielsko.eu, facilitates the conclusion of fixed-term rental agreements for holiday apartments and houses between the tenant and the property owner (hereinafter referred to as the „landlord“).
The portal najspanielsko.eu acts exclusively as an intermediary and is not a contracting party to the rental agreement between the tenant and the landlord.
The agent is authorised to accept and confirm bookings on behalf of the landlord, receive payments and charges, enforce cancellation policies and provide booking-related information.
2. Bookings
The tenant may reserve the selected object verbally, in writing, via message, online form, or email.
The booking becomes binding upon confirmation by the agent and payment of the deposit, if required.
The reservation is binding for all persons listed in the order.
3. Payment terms
Upon making a binding booking, the tenant is required to pay a deposit of 20% of the total cost of the stay, unless otherwise agreed.
The remaining balance is due at the latest before arrival or by individual agreement.
Payments must be made in EUR within the deadline stated on the invoice or booking confirmation.
Should payment not be made by the due date, the landlord reserves the right to cancel the booking without any entitlement to have it reinstated.
4. Number of people and facility capacity
The rented property may only be used by the number of persons specified in the booking.
In case of exceeding capacity, the landlord has the right to refuse accommodation to further persons, charge additional fees, or terminate the stay without entitlement to compensation.
Overnight stays outside of the accommodation unit (e.g. in a tent, caravan or vehicle) are not permitted.
5. Liability and Damages
The tenant is obliged to immediately inform the landlord or manager of any damage or defects.
The tenant is responsible for damages caused during their stay and is obliged to pay for them.
6. Cleaning
The tenant is obliged to return the property in a reasonable condition.
The basic cleaning includes:
- removal of food residue
- washing up
- Waste disposal
Final cleaning can be:
- included in the price, or
- charged separately according to the specific offer
In case of excessive soiling, an additional charge may be applied.
7. Cancellation terms
The tenant can cancel the booking before the start of the stay.
In the event of cancellation or a no-show, the agent or landlord is entitled to a cancellation fee of up to 100% of the price of the stay.
A change of date or object is possible upon agreement and may be subject to a fee of EUR 100. Changes are not possible less than 30 days prior to arrival, unless otherwise agreed.
8. Termination by the landlord
The lessor has the right to withdraw from the contract if accommodation cannot be provided for objective reasons.
In that case:
- will a replacement alternative be offered to the tenant, or
- All paid-up payments will be refunded to me
The tenant is not entitled to any further financial compensation.
9. General Information for Guests
Equipment: The apartments are individually furnished according to the owner's taste.
Descriptions The information is indicative and based on the owners' data.
Arrival and departure: Arrival and departure times are stated in the booking. Arrivals outside standard hours may incur a charge.

Environment The occurrence of insects is common in natural areas.
Pets: The permission depends on the specific object.
Distances: They are indicative.
Complaints It is necessary to deal directly with the landlord without unnecessary delay.
The intermediary is not responsible for:
- Quality of internet connection
- television signal
- water quality
- construction activity in the vicinity
10. Final provisions
These general terms and conditions come into effect on: 01.04.2026
By using the portal and making a reservation, the tenant confirms that they have read and agree to these terms and conditions.
