Peter Ni\u017enansk\u00fd<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">(hereinafter referred to as the \u201eintermediary\u201c)<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The agent, via the portal najspanielsko.eu, facilitates the conclusion of fixed-term rental agreements for holiday apartments and houses between the tenant and the property owner (hereinafter referred to as the \u201elandlord\u201c).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The portal najspanielsko.eu acts exclusively as an intermediary and is not a contracting party to the rental agreement between the tenant and the landlord.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The agent is authorised to accept and confirm bookings on behalf of the landlord, receive payments and charges, enforce cancellation policies and provide booking-related information.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">2. Bookings<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The tenant may reserve the selected object verbally, in writing, via message, online form, or email.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The booking becomes binding upon confirmation by the agent and payment of the deposit, if required.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The reservation is binding for all persons listed in the order.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">3. Payment terms<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Upon making a binding booking, the tenant is required to pay a deposit of 20% of the total cost of the stay, unless otherwise agreed.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The remaining balance is due at the latest before arrival or by individual agreement.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Payments must be made in EUR within the deadline stated on the invoice or booking confirmation.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Should payment not be made by the due date, the landlord reserves the right to cancel the booking without any entitlement to have it reinstated.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">4. Number of people and facility capacity<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The rented property may only be used by the number of persons specified in the booking.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In case of exceeding capacity, the landlord has the right to refuse accommodation to further persons, charge additional fees, or terminate the stay without entitlement to compensation.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Overnight stays outside of the accommodation unit (e.g. in a tent, caravan or vehicle) are not permitted.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">5. Liability and Damages<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The tenant is obliged to immediately inform the landlord or manager of any damage or defects.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The tenant is responsible for damages caused during their stay and is obliged to pay for them.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">6. Cleaning<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The tenant is obliged to return the property in a reasonable condition.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The basic cleaning includes:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>removal of food residue\u00a0<\/li>\n\n\n\n<li>washing up\u00a0<\/li>\n\n\n\n<li>Waste disposal\u00a0<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Final cleaning can be:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>included in the price, or\u00a0<\/li>\n\n\n\n<li>charged separately according to the specific offer\u00a0<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">In case of excessive soiling, an additional charge may be applied.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">7. Cancellation terms<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The tenant can cancel the booking before the start of the stay.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In the event of cancellation or a no-show, the agent or landlord is entitled to a cancellation fee of up to 100% of the price of the stay.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A change of date or object is possible upon agreement and may be subject to a fee of EUR 100. Changes are not possible less than 30 days prior to arrival, unless otherwise agreed.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">8. Termination by the landlord<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The lessor has the right to withdraw from the contract if accommodation cannot be provided for objective reasons.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In that case:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>will a replacement alternative be offered to the tenant, or\u00a0<\/li>\n\n\n\n<li>All paid-up payments will be refunded to me\u00a0<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The tenant is not entitled to any further financial compensation.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">9. General Information for Guests<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Equipment:<\/strong> The apartments are individually furnished according to the owner's taste.<br><strong>Descriptions<\/strong> The information is indicative and based on the owners' data.<br><strong>Arrival and departure:<\/strong> Arrival and departure times are stated in the booking. Arrivals outside standard hours may incur a charge.<br><strong>Beds<\/strong> Z\u00e1vesn\u00e9 postele s\u00fa \u010dasto rozkladacie.<br><strong>Environment<\/strong> The occurrence of insects is common in natural areas.<br><strong>Pets:<\/strong> The permission depends on the specific object.<br><strong>Distances:<\/strong> They are indicative.<br><strong>Complaints<\/strong> It is necessary to deal directly with the landlord without unnecessary delay.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The intermediary is not responsible for:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Quality of internet connection\u00a0<\/li>\n\n\n\n<li>television signal\u00a0<\/li>\n\n\n\n<li>water quality\u00a0<\/li>\n\n\n\n<li>construction activity in the vicinity\u00a0<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">10.
